Scope of work
Every project is defined by a written scope agreed before work begins. Work outside that scope is quoted separately. We don't start extras without your sign-off, and we don't bill surprises.
Deposits & payment
A scheduling deposit reserves your project date; the balance is due at completion, after the final walkthrough. Deposits on canceled projects are handled case by case. Talk to us early if plans change.
Site conditions & access
Quotes assume the access and conditions we observed on the property walk. You're responsible for identifying property lines and marking private utilities, septic components, leach fields, and irrigation before work begins. Colorado law requires notifying 811 before ground disturbance where applicable.
Permits & regulated work
Where county rules, HOA requirements, or protected features may be involved, work proceeds only per the agreed scope. We raise anything we notice on the property walk, but the property owner is ultimately responsible for permits attached to their land.
Weather & scheduling
Colorado weather has an opinion about every schedule. Snowpack, mud season, fire restrictions, and red-flag days can all move a start date. If conditions make safe, quality work impossible, we reschedule promptly, and your price doesn't change.
